Privacy, Quality, Trees And Water - Four Excellent Candidates In Trinity County!
July 5th, 2009 Categories: Fly Fishing, Fun Places On The River, Real Estate, Unique Waterfront Properties

Trinity River
Many people that are looking for riverfront property as a vacation or second home have a picture already in their head of their dream property. It usually includes pine trees, rustic architecture, moving water - visible from the house, and privacy. Of course the term ‘rustic’ means different things to different people, and speaking from experience, I have found that most people want a rustic ‘look’ but modern amenities. Currently, there are four lovely properties on the market in Trinity County that offer all of the above at prices ranging from $465,000 to $1,200,000. (The one for $1,200,000 is not on the MLS -which is often the case with a number of high-end ’special’ properties - and its availability shared only with serious and qualified buyers, but I’ll give you a little taste.)

Trinity River $745,000
The first is 3 1/2 acres filled with everything you could ever want in a vacation property. Plenty of shop and garage space for the toys, plenty of room for family and friends in the 3 bedroom 3 bath, 2,700 square foot main house, plus a 500 square foot guest house - currently used as a meditation room - which opens up to the hot tub and looks out over the walking labyrinth on the lawn by the river.

View from Master Bedroom
Yes - there are breathtaking views of the Trinity River and the Trinity Alps. Located just below the confluence of Rush Creek and the Trinity River and owns all the way to the other side of the river. You can walk right down to the river - easy access for swimming, fishing, boating or tubing. The surrounding pine trees provide that unmistakable mountain aesthetic, making this property the real deal! Offered at $745,000.

2006 Custom Home $599,000
Next is a property with so much to offer, that it is worth mentioning here, even ‘though it is not technically a ‘riverfront property’ due to the fact that the BLM owns a strip of land between the property and the Trinity River. So, to be clear, no riparian rights or priviledges here (although those may be a thing of the past anyway if S.787 goes through) but you still have privacy and a gorgeous piece of water flowing right past your house that you are able to use for swimming, fishing, boating or tubing whenever you wish.

Trinity River
The home is a stunning 3 bed, 2 bath 2340 sq ft custom design just completed in 2006! Lots of special features including 9′ ceilings, porcelain plank flooring, granite counter tops. plush carpeting, custom doors & cabinets, large kitchen island, central vac, composite sinks. Has an all weather screened porch with removable windows plus a covered porch in the back. Walk out your back door & see the river go by. 2.66 acres with room for gardens, fruit trees & a small vineyard. Offered at $599,000.

The Bear House
For those of you who are considering living “off-the-grid” - here’s a property that will let you do it in such style, that you will probably forget that you are 100% self-sufficient! Nestled on 8 private acres on Rush Creek (where the Salmon spawn), this 1994 Tahoe-Style home offers 1,868 square feet of log-home aesthetic with all the comforts of the 21st century. Nicknamed “The Bear House” because of all the hand-carved bear figures featured in the design, this house achieves the perfect balance of rustic simplicity and quality construction.
Yes it is entirely solar powered, and also has a hydro-electric system in place, ‘though not currently in use. Offered at $495,000.
And last, but not least, I just want to tease you with a wonderful retreat that has a main house, guest house, sleeping cabin, garage, shop and incredibly manicured grounds on a rushing piece of water complete with a swimming hole. The homes are custom-designed and built, with understated elegance that offers many different views (and sounds) of the beautiful water flowing by. You won’t see this one on the MLS, or public sites. Call or email me for more information. Offered at $1,200,000.

Waterfront Recreational Properties and Vacation Rentals

The ROCKHOUSE on Famous Hat Creek

Hat Creek
I just came across an announcement about a unique home on Hat Creek that is available for short term vacation rentals. It is called the ROCKHOUSE, and sits on 1/2 mile of Hat Creek. Here is a link to the listing on the internet: ROCKHOUSE ON FAMOUS HAT CREEK. A vacation rental in this or other recreational areas would be a terrific way to get to know an area in which you may be considering a purchase of a vacation home. An excellent resource to find such properties is Vacation Rental by Owner, or VRBO. These are individually owned properties that are available for short term vacation rentals. I have utilized this service several times, and have had only good experiences. The homes usually have little guest-comment books in them which offer great tips about what to see and do, and it gives you a local perspective and contacts that a hotel in town will never be able to match. Check it out and let me know if you find any good places to recommend to others!

Clean Water Restoration Act or Federal Land Grab?
June 18th, 2009 Categories: Lisa's Riverfront Tips, Miscellaneous, Real Estate, River Recreation, Water Rights Issues
“He who controls the water, controls life!” It’s been said in many ways, by many people from Shakespeare to Bruce Babbitt, and the truth of it is indisputable. Senate Bill S.787 was introduced on April 2, 2009 by Senator Russell Feingold (D) Wisconsin.
I will provide links at the end of this article so you can read it for yourself, but the essence of the bill is that control of virtually all water in our country (including streams, intermittent streams, mudflats, sandflats, wetlands, sloughs, prairie potholes, wet meadows, and playa lakes) will be handed over to the government of the United States. This means that if you have any kind of water on your property, they will have the right to tell you what you can and can’t do with your property, and perhaps charge you accordingly! If you think the US Government is the best protector of this precious resource, then sit back and do nothing. But if you think maybe, just maybe, property owners have the right, intelligence, and capability of taking better care of their own property - then you might want to take note of this alarming development.
The title of this Bill makes it sound like something that anyone should be in favor of - but the devil is in the details - please take a moment to consider all the implications that come with this action!

First 12 Days In June Sees Four Riverfront Sales!
June 12th, 2009 Categories: Real Estate

Listed by: Real Estate 1
In a market that has seen months go by between sales of riverfront property, it is exciting to report that four riverfront properties have gone into escrow since the first of June! On June 2nd, a 4.79 acre mobile home park with 408 feet of Sacramento River frontage went in to escrow with a list price of $1,500,000. This property is located on Riverland Drive in South Redding.

Listed by: Home Smart of California
On June 6th, a wonderful ‘party’ house in Red Bluff /Dairyville went in to escrow with a list price of $444,900. This property is on 1.56 acres and has a 2,737 square foot home with 4 bedrooms, 2.5 baths, a guest house, pool, detached 3-bay shop with office, and custom fencing. Located on Parey Avenue in East Red Bluff.
On June 9th, one of the older homes on Riverside Drive in South Redding (off of Girvan) went into escrow with an asking price of $525,000. This 2,450 square foot, 4 bedroom, 2.5 bath home was built in 1976. While its riverfront location is top-notch, the age and datedness of the home is a classic example of why these properties are tough to sell. The owners realize that they have a special

property and want to keep the price high, but the buyers only see hundreds of thousands of dollars that will be required to update the house, or even just make it liveable. It is a telling sign that this property first went on the market on March 10, 2005 at $1,100,000.
Listed by: Keller Williams
Just yesterday, June 11th, a fun little house with a deck set up to make the most of their incredible spot on the Sacramento River went in to escrow at a list price of $379,000. This 1,863 square foot, 3 bedroom, 2.5 bath home, built in 1978 is a short sale, and located on Arden Way in Anderson. Incredibly, this property last sold less than two years ago, in August of 2007, at a price of $677,000!

Just want to make sure you all know that our two lovely local riverfront restaurants have mother’s days specials and gorgeous weather available for the big day tomorrow! The Riverview Restaurant on Gover Road in Anderson (503-365-3011) is offering a champagne brunch from 10am to 1pm, and Rivers Restaurant on Hemsted in Redding (530-223-5606) is offering a special four-course dinner from 4-10pm. Reading the Water in North State Riverfront Property
May 4th, 2009 Categories: Lisa's Riverfront Tips, Miscellaneous, Real Estate, Unique Waterfront Properties
It’s been an interesting year everywhere, and Riverfront Property is no exception. There have not been many sales, but there have been a few. There are some terrific opportunities out there, but the buyers are still staying in the shadows, for the most part. The only lure that will coax them out is a screaming deal, and the people that are selling these special properties can, and will, hold on to them rather than let them go for huge discounts. So, the sellers are casting surface dries, and the buyers are bottom feeding for nymphs! Following is a recap of the current available riverfront properties in the North State, and a review of what has sold since January 1st, 2009: Read the rest of this entry »

Fly Girls Event In Corning Full of Great Resources
May 2nd, 2009 Categories: Fun Places On The River, Miscellaneous, Real Estate
As a Realtor specializing in Riverfront Property, I consider it my professional duty to attend any and all events that have anything to do with water, fishing, or riparian recreation (it’s a tough job, but somebody’s got to do it!) So I signed up to attend the May 2nd event at Rolling Hills Casino in Corning called Fly Girls - Casting For Recovery. Despite the slick commercial that you may have seen (if not, here’s a link - it’s pretty cool: http://www.rollinghillscasino.com/flygirls/) I assumed the event would consist of several dozen women with borrowed waders and hand-me-down rods lined up along the banks of the casino’s bass pond attempting to cast into the water without hooking each other in the ear. Maybe have a meat-and-cheese sandwich and a soda before heading home. Wasn’t I surprised when my friends Jan and Mary and I were greeted by Read the rest of this entry »

Even Pre-1914 Water Rights At Risk If Drought Continues
March 19th, 2009 Categories: Lisa's Riverfront Tips, Miscellaneous, Real Estate
You have probably heard that farmers and ranchers are facing some drastic times if the water shortage continues. But did you realize that the State Water Resources Control Board has officially given notice that anyone who is currently enjoying water rights - whether the general riparian rights of a waterfront landowner, or the coveted pre-1914 unlimited rights - may be in line for government restriction! Here is the letter, dated February 26, 2009, sent out by the Deputy Director for Water Rights, Victoria A. Whitney: Read the rest of this entry »

Tim Holt wrote a great article in today’s (Sunday, May 3rd) Record Searchlight about whitewater recreation in the North State. It prompted me to add the companies to my Whitewater Link Page, and to encourage you to read the article. Below is a link to the article as well as the Rafting Companies mentioned in the article - Paddles Up!
