End of Year Sees A Flurry of Riverfront Sales

P1070654

December 7, 2009: Last week was VERY active on the riverfront front!  We had FIVE properties sold in one week, and all over the board as far as quality and price.

In Trinity County, a lovely home on Quail Rd. in Junction City went into escrow with a list price of $378,800.  This is a custom designed, meticulously kept home on 12.21 acres.  The property has good access to 300 feet of Trinity River frontage.

In Siskiyou County, a 1/4 acre piece of raw land on the upper Sacramento River in Dunsmuir went into escrow with a list price of $99,500.  This property has been on the market since April 2009, and started at $145,000.

P1060749In Shasta County, a total of approximately 1,500 acres went into escrow at a combined list price of $7,000,000.  The parcels are part of the ‘Gover Ranch’ in Anderson.

In Tehama County, a house in Los Molinos closed escrow with a final sales price of $246,600.  It is a 1,539 square foot home built in 1991 on 0.74 acres.  First went on the market in June at a list price of $349,900.  List price was lowered to $275,000 at the time it went into escrow.

This is a very exciting development indeed!

Huge Price Reduction On Private Waterfront Retreat

sky pictureWhen I first went to see this special property, I had been told that the pond had otters and beavers in it, so I was hoping I might get a glimpse of one before the end of my visit.  Well, I had not yet gotten out of the car, when I glanced over and saw not one, not two, but three of those crazy river otters swimming in a big circle and providing great entertainment for all of us human observers!

New Riverfront Listing: 25+ Stunning Acres on the Trinity River

River from Bridge 3 May 2003As a specialist in riverfront property, I am so excited to announce this incredible and rare opportunity!  Most desirable riverfront properties in our country were long ago purchased, split up, and built upon by the first humans to see these gorgeous settings.  This means that for those who wish to build their dream homes on a beautiful river in this decade, there is almost no untouched land left, and your purchase options usually include someone else’s 30-year old dream home that you will either have to extensively remodel or tear down before you can realize your own dreams.  Therefore, it is a rare and wonderful day when an untouched, pristine, stunning piece like this comes to the market! Privacy, Quality, Trees And Water – Four Excellent Candidates In Trinity County!

Trinity River

Trinity River

Many people that are looking for riverfront property as a vacation or second home have a picture already in their head of their dream property.  It usually includes pine trees, rustic architecture, moving water – visible from the house, and privacy.  Of course the term ‘rustic’ means different things to different people, and speaking from experience, I have found that most people want a rustic ‘look’ but modern amenities.  Currently, there are four lovely properties on the market in Trinity County that offer all of the above at prices ranging from $465,000 to $1,200,000.  (The one for $1,200,000 is not on the MLS -which is often the case with a number of high-end ’special’ properties – and its availability shared only with serious and qualified buyers, but I’ll give you a little taste.)

Trinity River $745,000

Trinity River $745,000

The first is 3 1/2 acres filled with everything you could ever want in a vacation property.  Plenty of shop and garage space for the toys,  plenty of room for family and friends in the 3 bedroom 3 bath, 2,700 square foot main house, plus a 500 square foot guest house – currently used as a meditation room – which opens up to the hot tub and looks out over the walking labyrinth on the lawn by the river.

View from Master Bedroom

View from Master Bedroom

Yes – there are breathtaking views of the Trinity River and  the Trinity Alps.  Located just below the confluence of Rush Creek and the Trinity River and owns all the way to the other side of the river.  You can walk right down to the river – easy access for swimming, fishing, boating or tubing.  The surrounding pine trees provide that unmistakable mountain aesthetic, making this property the real deal!   Offered at $745,000.

2006 Custom Home $599,000

2006 Custom Home $599,000

Next is a property with so much to offer, that it is worth mentioning here, even ‘though it is not technically a ‘riverfront property’ due to the fact that the BLM owns a strip of land between the property and the Trinity River.  So, to be clear, no riparian rights or priviledges here (although those may be a thing of the past anyway if S.787 goes through) but you still have privacy and a gorgeous piece of water flowing right past your house that you are able to use for swimming, fishing, boating or tubing whenever you wish.

Trinity River

Trinity River

The home is a stunning 3 bed, 2 bath 2340 sq ft custom design just completed in 2006!  Lots of special features including 9′ ceilings, porcelain plank flooring, granite counter tops. plush carpeting, custom doors & cabinets, large kitchen island, central vac, composite sinks. Has an all weather screened porch with removable windows plus a covered porch in the back. Walk out your back door & see the river go by. 2.66 acres with room for gardens, fruit trees & a small vineyard.  Offered at $599,000.

The Bear House

The Bear House

For those of you who are considering living “off-the-grid” – here’s a property that will let you do it in such style, that you will probably forget that you are 100% self-sufficient!  Nestled on 8 private acres on Rush Creek (where the Salmon spawn), this 1994 Tahoe-Style home offers 1,868 square feet of log-home aesthetic with all the comforts of the 21st century. Nicknamed “The Bear House” because of all the hand-carved bear figures featured in the design, this house achieves the perfect balance of rustic simplicity and quality construction.

Yes it is entirely solar powered, and also has a hydro-electric system in place, ‘though not currently in use.  Offered at $495,000.

p1060420And last, but not least, I just want to tease you with a wonderful retreat that has a main house, guest house, sleeping cabin, garage, shop and incredibly manicured grounds on a rushing piece of water complete with a swimming hole.  The homes are custom-designed and built, with understated elegance that offers many different views (and sounds) of the beautiful water flowing by.  You won’t see this one on the MLS, or public sites.  Call or email me for more information.  Offered at $1,200,000.p1060430

Reading the Water in North State Riverfront Property

p1050994It’s been an interesting year everywhere, and Riverfront Property is no exception.  There have not been many sales, but there have been a few.  There are some terrific opportunities out there, but the buyers are still staying in the shadows, for the most part.  The only lure that will coax them out is a screaming deal, and the people that are selling these special properties can, and will, hold on to them rather than let them go for huge discounts.  So, the sellers are casting surface dries, and the buyers are bottom feeding for nymphs!  Following is a recap of the current available riverfront properties in the North State, and a review of what has sold since January 1st, 2009: Read the rest of this entry »

Big Springs Ranch Closes Escrow at $14.2 Million

lbf_coho_salmonWow – Google alerts really come in handy!  This little tidbit came across my email today.  Links to several of the major articles on it below.  In a nutshell, the Nature Conservancy paid $14.2 million for the 4,136-acre Shasta Big Springs Ranch, including the entire 2.2-mile length of Big Springs creek.  The impetus behind this event is the Conservancy’s efforts to protect and preserve the dwindling population of Coho Salmon. This seems like pretty big news to me, yet not a whisper in the local rag!  Read the rest of this entry »

Some Interesting Activity in the Riverfront Waters . . .

p1050994As part of my focus on Riverfront Property in Northern California and beyond, I keep a sharp eye on the sales statistics of anything listed on a river in my neck of the woods (Shasta, Tehama, Siskiyou and Trinity Counties).  After a rather quiet month, it was nice to see a little activity this week in the form of two significant price reductions and an actual sale!  The price reductions were on a 2,600 square foot rennovation with a Read the rest of this entry »

New Riverfront Listing In Lewiston

I took advantage of our recent unseasonably warm weather, and spent a fabulous day in Lewiston visiting a new listing on the upper Trinity river.  I also got an surprise sneak preview of a cool new fishing resort, and ended with a great stop at the Trinity Fly Shop.    I saw several anglers coming up from the river in their waders with big smiles on their faces!  This house is just above the Lewiston Bridge, where fishing is restricted to catch and release only.  The home makes you feel like you’re in an alpine lodge, and an easy 50 yard stroll across the backyard puts you on the banks of the Upper Trinity, with plenty of room to cast a good loop upstream or down.  Here’s a brief video – be sure to watch to the end so you don’t miss the Rainbow catch of the day!YouTube Preview Image

SWEET LITTLE RIVERFRONT COTTAGE NOW BELOW $300,000!

I’ve been watching this cute little house on a coveted part of the Sacramento River and can’t believe no one has snatched it up yet!  The price was just reduced again, now at $299,999.  It’s an older home – kind of reminds me of something you’d see in Berkeley or Mill Valley – before getting a face lift.  The back yard is a lovely green park-like stroll down to a very impressive stretch of the Sacramento River.  Many people say they are looking for something older, for a good price, that would make a good little vacation retreat – well, here you go!
