End of Year Sees A Flurry of Riverfront Sales

December 7, 2009: Last week was VERY active on the riverfront front! We had FIVE properties sold in one week, and all over the board as far as quality and price.
In Trinity County, a lovely home on Quail Rd. in Junction City went into escrow with a list price of $378,800. This is a custom designed, meticulously kept home on 12.21 acres. The property has good access to 300 feet of Trinity River frontage.
In Siskiyou County, a 1/4 acre piece of raw land on the upper Sacramento River in Dunsmuir went into escrow with a list price of $99,500. This property has been on the market since April 2009, and started at $145,000.
In Shasta County, a total of approximately 1,500 acres went into escrow at a combined list price of $7,000,000. The parcels are part of the ‘Gover Ranch’ in Anderson.
In Tehama County, a house in Los Molinos closed escrow with a final sales price of $246,600. It is a 1,539 square foot home built in 1991 on 0.74 acres. First went on the market in June at a list price of $349,900. List price was lowered to $275,000 at the time it went into escrow.
This is a very exciting development indeed!

Huge Price Reduction On Private Waterfront Retreat

When I first went to see this special property, I had been told that the pond had otters and beavers in it, so I was hoping I might get a glimpse of one before the end of my visit. Well, I had not yet gotten out of the car, when I glanced over and saw not one, not two, but three of those crazy river otters swimming in a big circle and providing great entertainment for all of us human observers!

The ROCKHOUSE on Famous Hat Creek

I just came across an announcement about a unique home on Hat Creek that is available for short term vacation rentals. It is called the ROCKHOUSE, and sits on 1/2 mile of Hat Creek. Here is a link to the listing on the internet: ROCKHOUSE ON FAMOUS HAT CREEK. A vacation rental in this or other recreational areas would be a terrific way to get to know an area in which you may be considering a purchase of a vacation home. An excellent resource to find such properties is Vacation Rental by Owner, or VRBO. These are individually owned properties that are available for short term vacation rentals. I have utilized this service several times, and have had only good experiences. The homes usually have little guest-comment books in them which offer great tips about what to see and do, and it gives you a local perspective and contacts that a hotel in town will never be able to match. Clean Water Restoration Act or Federal Land Grab?

“He who controls the water, controls life!” It’s been said in many ways, by many people from Shakespeare to Bruce Babbitt, and the truth of it is indisputable. Senate Bill S.787 was introduced on April 2, 2009 by Senator Russell Feingold (D) Wisconsin.
I will provide links at the end of this article so you can read it for yourself, but the essence of the bill is that control of virtually all water in our country (including streams, intermittent streams, mudflats, sandflats, wetlands, sloughs, prairie potholes, wet meadows, and playa lakes) will be handed over to the government of the United States. This means that if you have any kind of water on your property, they will have the right to tell you what you can and can’t do with your property, and perhaps charge you accordingly! If you think the US Government is the best protector of this precious resource, then sit back and do nothing. But if you think maybe, just maybe, property owners have the right, intelligence, and capability of taking better care of their own property – then you might want to take note of this alarming development.
The title of this Bill makes it sound like something that anyone should be in favor of – but the devil is in the details – please take a moment to consider all the implications that come with this action!

Mother’s Day On The River

Just want to make sure you all know that our two lovely local riverfront restaurants have mother’s days specials and gorgeous weather available for the big day tomorrow! The Riverview Restaurant on Gover Road in Anderson (503-365-3011) is offering a champagne brunch from 10am to 1pm, and Rivers Restaurant on Hemsted in Redding (530-223-5606) is offering a special four-course dinner from 4-10pm. So, theoretically you could enjoy both in one day! My dear family took me to the Riverview Brunch last year and it was glorious!

Reading the Water in North State Riverfront Property

It’s been an interesting year everywhere, and Riverfront Property is no exception. There have not been many sales, but there have been a few. There are some terrific opportunities out there, but the buyers are still staying in the shadows, for the most part. The only lure that will coax them out is a screaming deal, and the people that are selling these special properties can, and will, hold on to them rather than let them go for huge discounts. So, the sellers are casting surface dries, and the buyers are bottom feeding for nymphs! Fly Girls Event In Corning Full of Great Resources

As a Realtor specializing in Riverfront Property, I consider it my professional duty to attend any and all events that have anything to do with water, fishing, or riparian recreation (it’s a tough job, but somebody’s got to do it!) So I signed up to attend the May 2nd event at Rolling Hills Casino in Corning called Fly Girls – Casting For Recovery. Despite the slick commercial that you may have seen (if not, here’s a link – it’s pretty cool: http://www.rollinghillscasino.com/flygirls/) I assumed the event would consist of several dozen women with borrowed waders and hand-me-down rods lined up along the banks of the casino’s bass pond attempting to cast into the water without hooking each other in the ear. Even Pre-1914 Water Rights At Risk If Drought Continues

You have probably heard that farmers and ranchers are facing some drastic times if the water shortage continues. But did you realize that the State Water Resources Control Board has officially given notice that anyone who is currently enjoying water rights – whether the general riparian rights of a waterfront landowner, or the coveted pre-1914 unlimited rights – may be in line for government restriction! Big Springs Ranch Closes Escrow at $14.2 Million

Wow – Google alerts really come in handy! This little tidbit came across my email today. Links to several of the major articles on it below. In a nutshell, the Nature Conservancy paid $14.2 million for the 4,136-acre Shasta Big Springs Ranch, including the entire 2.2-mile length of Big Springs creek. The impetus behind this event is the Conservancy’s efforts to protect and preserve the dwindling population of Coho Salmon. This seems like pretty big news to me, yet not a whisper in the local rag!
