End of Year Sees A Flurry of Riverfront Sales

December 7, 2009: Last week was VERY active on the riverfront front! We had FIVE properties sold in one week, and all over the board as far as quality and price.
In Trinity County, a lovely home on Quail Rd. in Junction City went into escrow with a list price of $378,800. This is a custom designed, meticulously kept home on 12.21 acres. The property has good access to 300 feet of Trinity River frontage.
In Siskiyou County, a 1/4 acre piece of raw land on the upper Sacramento River in Dunsmuir went into escrow with a list price of $99,500. This property has been on the market since April 2009, and started at $145,000.
In Shasta County, a total of approximately 1,500 acres went into escrow at a combined list price of $7,000,000. The parcels are part of the ‘Gover Ranch’ in Anderson.
In Tehama County, a house in Los Molinos closed escrow with a final sales price of $246,600. It is a 1,539 square foot home built in 1991 on 0.74 acres. First went on the market in June at a list price of $349,900. List price was lowered to $275,000 at the time it went into escrow.
This is a very exciting development indeed!

Huge Price Reduction On Private Waterfront Retreat

When I first went to see this special property, I had been told that the pond had otters and beavers in it, so I was hoping I might get a glimpse of one before the end of my visit. Privacy, Quality, Trees And Water – Four Excellent Candidates In Trinity County!

Many people that are looking for riverfront property as a vacation or second home have a picture already in their head of their dream property. It usually includes pine trees, rustic architecture, moving water – visible from the house, and privacy. Of course the term ‘rustic’ means different things to different people, and speaking from experience, I have found that most people want a rustic ‘look’ but modern amenities. Currently, there are four lovely properties on the market in Trinity County that offer all of the above at prices ranging from $465,000 to $1,200,000. (The one for $1,200,000 is not on the MLS -which is often the case with a number of high-end ’special’ properties – and its availability shared only with serious and qualified buyers, but I’ll give you a little taste.)

The ROCKHOUSE on Famous Hat Creek

I just came across an announcement about a unique home on Hat Creek that is available for short term vacation rentals. It is called the ROCKHOUSE, and sits on 1/2 mile of Hat Creek. Here is a link to the listing on the internet: ROCKHOUSE ON FAMOUS HAT CREEK. A vacation rental in this or other recreational areas would be a terrific way to get to know an area in which you may be considering a purchase of a vacation home. An excellent resource to find such properties is Vacation Rental by Owner, or VRBO. These are individually owned properties that are available for short term vacation rentals. I have utilized this service several times, and have had only good experiences. The homes usually have little guest-comment books in them which offer great tips about what to see and do, and it gives you a local perspective and contacts that a hotel in town will never be able to match. Clean Water Restoration Act or Federal Land Grab?

“He who controls the water, controls life!” It’s been said in many ways, by many people from Shakespeare to Bruce Babbitt, and the truth of it is indisputable. Senate Bill S.787 was introduced on April 2, 2009 by Senator Russell Feingold (D) Wisconsin.
I will provide links at the end of this article so you can read it for yourself, but the essence of the bill is that control of virtually all water in our country (including streams, intermittent streams, mudflats, sandflats, wetlands, sloughs, prairie potholes, wet meadows, and playa lakes) will be handed over to the government of the United States. This means that if you have any kind of water on your property, they will have the right to tell you what you can and can’t do with your property, and perhaps charge you accordingly! If you think the US Government is the best protector of this precious resource, then sit back and do nothing. But if you think maybe, just maybe, property owners have the right, intelligence, and capability of taking better care of their own property – then you might want to take note of this alarming development.
The title of this Bill makes it sound like something that anyone should be in favor of – but the devil is in the details – please take a moment to consider all the implications that come with this action!

First 12 Days In June Sees Four Riverfront Sales!

In a market that has seen months go by between sales of riverfront property, it is exciting to report that four riverfront properties have gone into escrow since the first of June! On June 2nd, a 4.79 acre mobile home park with 408 feet of Sacramento River frontage went in to escrow with a list price of $1,500,000. This property is located on Riverland Drive in South Redding.

On June 6th, a wonderful ‘party’ house in Red Bluff /Dairyville went in to escrow with a list price of $444,900. Just yesterday, June 11th, a fun little house with a deck set up to make the most of their incredible spot on the Sacramento River went in to escrow at a list price of $379,000. Reading the Water in North State Riverfront Property

It’s been an interesting year everywhere, and Riverfront Property is no exception. There have not been many sales, but there have been a few. There are some terrific opportunities out there, but the buyers are still staying in the shadows, for the most part. The only lure that will coax them out is a screaming deal, and the people that are selling these special properties can, and will, hold on to them rather than let them go for huge discounts. So, the sellers are casting surface dries, and the buyers are bottom feeding for nymphs!
